Upon the first Frisco Medical Pavilion becoming fully leased, the original sponsor sought to provide additional affordable and efficient medical office space for physicians in rapidly growing Frisco, Texas. Leasing of the building was slow after the initial three leases signed before groundbreaking in 2022 (41% of RSF between those three), and eventually the sponsor sought additional equity to help offset projected working capital needs. Eastpoint Medical Properties™ was acting as property manager for the building at that time, and it took the opportunity to raise $3 million for the purchase of a controlling, senior equity interest in Frisco Medical Pavilion II in June 2025. Eastpoint replaced the leasing broker later that year, and the building is now 94% leased. Eastpoint Medical Properties™ identified and contracted to purchase an adjacent site for the development of a 60,000 square foot medical building. Frisco Medical Pavilion II is a three-story, 61,050 SF, Class A medical office building featuring a state-of-the-art lobby, elevator cabs with gurney capacity, 20,000-square-foot floor plates, and capability for an ambulatory surgical center on the first floor, located in Frisco, Texas. Exterior features will include an outdoor wellness area, exterior building signage opportunities, covered patient drop-off, and on-site parking with a ratio of 5/1,000.

The first floor of the building was designed to accommodate an ASC by increasing the floor-to-floor height, providing for a generator and additional HVAC. Eastpoint Medical Properties™ is currently in discussions with multiple ASC users of various specialties to occupy the space.
