Eastpoint Medical Properties™ sought to provide affordable, convenient, and efficient medical office space near to the new Texas Health Frisco Hospital to accommodate physicians affiliated with the new hospital, which was completed in 2019. Eastpoint Medical Properties™ identified a site close to the hospital and selected an efficient building prototype that delivered affordable rents, high visibility, prominent signage for every tenant, convenient parking, and zero building common areas, thus eliminating the add-on factor and further reducing tenants’ occupancy cost. Frisco Medical Pavilion I is a 34,650 SF Class A multi-tenant medical office building. The single-story, retail-style building utilizes tilt-wall construction. Eastpoint Medical Properties™ investors realized a 18.6% internal rate of return on their investment and a 2.13x multiple on invested capital.
